The Board of Directors of the W.M.L. Property Owners Association, Inc. at its meeting held on November 14, 2007 approved the FULL MEMBERSHIP, LOT OWNERS DUES, and all other membership dues and fees, for 2008 as detailed below:
1. FULL MEMBERSHIP - dues for a full membership
shall be the sum of $485.00 for the year of 2008.
This full membership shall cover the homeowner (husband & wife)
and members of their immediate family. The immediate family shall
consist of the homeowner's children, their parents and their unmarried
grandchildren regularly residing in the premises, and such other
persons that the Board of Directors may deem eligible, within the
spirit of this paragraph.
Full membership entitles the homeowner and his family
as defined above, to all the rights and privileges to use the Common
Properties of the Association.
Upon payment of full membership dues, the homeowner in good standing shall receive identification badges for the homeowner (husband & wife) and members of their immediate family as defined above. These badges allow the members access to the Common Properties. Full membership shall also entitle every member in good standing to participation in all P.O.A. sponsored sports and activities. In addition, they are entitled to use of all Country Club facilities including, but not limited to, Camp, Pre-School, Instructional Classes and Social Functions. Full membership shall also entitle every member in good standing to receive the prescribed number of Guest Passes(30 passes) for the 2008 Season, good for the beaches and other facilities, to be used by NON-RESIDENT GUESTS ONLY. Full membership includes the right to vote and serve on the Board of Directors.
2. ASSOCIATE MEMBERSHIP - all other persons other
than the immediate family habitually residing in the household of
the member may be eligible for an associate membership for the sum
of $121.25 per person, including adults and children,
for the year 2008.
Associate members shall have all rights of a full membership
except that of attending constitutionally prescribed meetings, voting,
the right to hold office and shall not receive the free guest passes.
3. LOT OWNER MEMBERSHIP - a lot owner shall be
given a lot owner membership upon payment of his lot owner dues
of $121.25 and shall receive identification badges
for the lot owner (husband & wife) and members of their immediate
family. The immediate family consists of the lot owner's unmarried
children. This membership entitles the lot owner to use of the Common
Properties only.
Lot owners in good standing who shall elect to pay the
full homeowners dues, in lieu of the lot owners dues, shall be entitled
to full membership privileges as defined above in the year in which
such full homeowners dues shall be paid.
4. RENTEE ASSOCIATE MEMBERS - homeowners in good
standing may be permitted to rent their homes with Association privileges.
These privileges with reference to the Common Properties of the
Association as enjoyed under full membership are given upon payment
of a rentee fee of $485.00. Guest badges will be
issued to the rentee ONLY, upon payment of the rentee fee. The property
owner of the rented property will receive badges for their immediate
family (as defined above) but NO GUEST PASSES.
Rentees who are lot owners are subject to the Rentee
fee mentioned above, unless they shall elect to pay full homeowners
dues in lieu of lot owners dues.
5. JOINT OWNERSHIP - where a holding owned by
two separate family units residing under one roof, one of the owners
of record must become a FULL MEMBER and shall have all the rights
of a FULL MEMBERSHIP including attendance at meetings, voting and
office holding in the Association. The other owner of owners shall
be eligible for an ASSOCIATE MEMBERSHIP as defined above upon payment
of the proper dues.
6. PURCHASE OF GUEST PRIVILEGES - members in good
standing may purchase additional guest passes for the use of the
Common Properties of the Association to be used by NON-RESIDENT
GUESTS. Guest passes good for the entire day may be obtained for
the sum of $2.00 each. Passes will be available for purchase
at the office in the Clubhouse upon presentation of the proper credentials.
7. A member's 2007 (or prior year) badge will be used for 2008. A pressurized sticker will be applied to the badge.
8. No member of the Association shall be entitled to receive more
that one set of identification badges. Retakes for lost badges will
be made at a cost of $2.00 per person, not to exceed $5.00
per family. Any member presenting a prior year's badge that is not considered to be satisfactory for 2008 use will be issued a new badge at no charge.
9. NON-MEMBER RESIDENT FEE - homeowners in good
standing renting their homes for the period of September 15th through
May 15th, may obtain Associate privileges for rentees. These privileges
with reference to the Common Properties shall enable the rentee
and his immediate family as defined above to the use of the Common
Properties of the Association upon payment of NON-RESIDENT FEE of
$121.25 with no guest privileges.
10. REGISTRATION FEE - one-time fee of $100.00
to new homeowners in White Meadow Lake. The money collected covers
the processing of paperwork and the transfer of the stock certificate.
11. Ownership of more than 1 property by a Member
- Dues must be paid by all property owners in White Meadow Lake.
Members who own more than one house in White Meadow Lake, live in
one residence within White Meadow Lake and are in good standing,
are obligated to pay full dues for each of the other properties.
In the event these other homes are rented, the rentee is granted
Associate Membership privileges, without any fee, as defined under
Associate Membership.
12. EQUALIZATION FUND FEE - effective July 1,
2002, when a home is constructed or an existing home is purchased,
a property owner pay a one-time Equalization Fund Fee of $500.00.
The money collected due to this assessment is put into a separate
fund and is used for Capital Improvements of the Common Properties.
This is exclusive of the $100.00 registration fee required
of new homeowners. Current homeowners who purchase a new home within
White Meadow Lake are not assessed this fee providing the purchase
is made within one year.
13. DUES COLLECTION - All fees both legal and processing
incurred in the collection of dues or the processing of liens, will
be the responsibility of the Homeowner and will be added to the
amount due.
